It comprises a total of 42 rooms, of which three are elegant suites and one is a disability-friendly room, all spread over two floors. Two miles north of Perth, take B9099 through Luncarty and Stanley, turn right at sign for Kinclaven (& Ballathie). Ballathie House Hotel is approximately 3 miles along on the right hand side.
